Most mortgage lenders take a general approach to mortgage lending & offer every mortgage product available. I take a different approach. I think the best way to serve my referral partners and customers is not to know a little about everything, but to know EVERYTHING about one NICHE. Our niche is helping buyers purchase foreclosures, short sales and other distressed property using FHA 203K, HOMESTYLE & HOMEPATH Renovation loans.
Using this niche-based lending focus I finished as the #1 Renovation Loan Specialist in Georgia for Wells Fargo in 2009. I repeated that in 2010 and added #1 in the Southeast Division. I finished 2010 as one of the top 15 Renovation Specialists NATIONWIDE.
FHA 203K, HOMESTYLE & HOMEPATH loans are the BEST loan products available for buyers looking to take advantage of our foreclosure driven real estate market. However, in the hands of an inexperienced loan officer, the horror stories & misconceptions you read and hear about can become YOUR reality. These loans require expertise, experience and a large network of top referral partners in Real Estate, Construction and Design. We have all three.

FHA Streamline Refinance
FHA understands that borrowers with excellent payment history may be in situations where they need to refinance into a lower interest rate, different mortgage term or from ARM to fixed may not always have the equity to do so.
They created their streamline refinance program with this challenge in mind. Available with appraisal or without, the FHA Streamline Refinance program has surged in the current real estate environment.
FHA 203k Guide
Introduced in 1978 with a revision of the National Housing Act (NHA) , FHA 203K loans are designed to help America restore and preserve its existing housing stock.
While they enjoyed a brief run of popularity in the 1990′s they haven't been widely used for many years. With the recent prevalence of affordable and easy to finance new construction available in the marketplace as well as the availability of Home Equity Lines of Credit (HELOCS) and second mortgage liens that could be used for home improvement or paying of debts incurred during home improvement, FHA 203K loans all but disappeared.
